WHAT IS A TIP?

A Tenant Improvement Project (TIP) is any construction, renovation, or alteration to the tenant’s leased space that goes beyond routine maintenance. TIPs can include interior remodels, structural upgrades, utility modifications, or new tenant buildouts.

PROGRAM MANAGEMENT OFFICE

The Tenant Improvement Project (TIP) Program Management Office (PMO) acts as a vital bridge between tenants and the Hawaiʻi Department of Transportation – Airports (DOTA). Our role is to facilitate clear communication and simplify complex processes.

We work hand-in-hand with DOTA engineering branches to coordinate reviews, ensure all state and federal regulations are met, and maintain the integrity of airport operations. By serving as a central point of contact, we help accelerate project timelines and ensure that all improvements align with the strategic vision for Hawaiʻi’s airports.

Flow chart showing the process for submitting a tip to DOTA. The tenant begins by submitting a Tenant Improvement Project (TIP) to the Program Management Office (PMO), who screens the submission. Then, the TIP goes to DOTA for review, and they issue feedback. If the TIP is approved, it moves into the final approval stage and the flow chart ends. If the TIP is not approved by DOTA, the tenant must make revisions and resubmit it to PMO, who will re-screen it. Then, the TIP is sent to DOTA again for review and feedback. This revision and review cycle continues until DOTA makes the final approval.
